General Questions
What type of renovation work do you carry out?
We provide residential renovation and refurbishment work, including kitchens, bathrooms, decorating, flooring, carpentry, doors, plastering, tiling, electrical coordination, plumbing coordination and general finishing. We can handle individual rooms or combine several trades into one managed project.
Do you take on complete refurbishments as well as smaller projects?
Yes. We undertake full or partial property refurbishments as well as clearly defined smaller projects. For very small one-off repairs, availability depends on location and our current programme.
Do you work in both houses and flats?
Yes. We regularly work in houses and flats. For flats, we also plan around access, parking, working-hour restrictions, communal areas and any building-management or leasehold requirements.
Are you insured?
Yes. Chris Renovation Ltd carries public liability insurance up to £2 million. We can provide insurance details when required for a project or building-management approval.
Can you manage several trades on one project?
Yes. One of the main advantages of using us is that we can coordinate the different trades required for a renovation, so the client does not need to organise every contractor separately.
Can you work from drawings or a designer’s specification?
Yes. We can work from architectural drawings, kitchen plans, bathroom layouts, designer specifications or a detailed client brief. We will flag practical issues before or during the quotation stage where possible.
Can you help if I do not yet have a complete specification?
Yes. Many clients contact us before every detail has been decided. We can help identify the key decisions needed before work starts and advise which choices can safely be finalised during the project.
Do you provide a written quotation?
Yes. For suitable projects we provide a written quotation that sets out the agreed scope and price structure. Larger or more complex projects may be broken into sections or phases so that the scope is easier to understand.

Yes. We take on renovation work in St Albans, particularly larger multi-trade projects where one contractor is required to coordinate the work.
Do you work in London?
Yes, for the right project. We regularly consider work in areas such as Islington, Barnet, East Finchley and other parts of North and North-West London. Travel, parking and access are taken into account when pricing.
Will you travel outside your usual area?
Sometimes. For larger projects, or where the scope is a particularly good fit for our team, we can consider locations outside our normal working area. Send us the postcode and a short description of the work and we can confirm.
Prices, Quotes & VAT
All figures are guide prices, not fixed quotations, and are shown + VAT. The scope and exclusions are explained below. Your written quotation will confirm the total for your project.
Do you show guide prices?
Yes. We believe guide prices are useful when they are presented honestly. The figures in this section are not fixed quotations, but they help clients understand the likely order of cost before arranging a site visit.
How much does a full kitchen renovation cost?
For labour on a typical full kitchen renovation, a useful guide is around £6,000-£10,000 + VAT. The final figure depends on the size, amount of electrical and plumbing work, tiling, decorating, flooring, worktops and any layout changes. Kitchen units, appliances and premium finishes are normally priced separately unless stated otherwise.
How much does kitchen installation only cost?
For a straightforward kitchen installation, labour is commonly around £3,000-£5,000 + VAT. This is a guide for installation-focused work; structural changes, major plumbing or electrical alterations, tiling and decorating can increase the total.
How much does a bathroom renovation cost?
A typical full bathroom refurbishment is often around £7,000-£12,000 + VAT for labour and standard installation materials, depending on the layout and specification. Sanitaryware, tiles, specialist fittings and major drainage changes may be additional unless included in the quotation.
How much does it cost to replace worktops?
As a guide, labour for replacing standard kitchen worktops is often around £750-£1,500 + VAT. The price can change depending on material, number of joints, sink and hob cut-outs, wall condition and whether plumbing or appliance disconnection is required.
What is your minimum charge for a small job?
The minimum charge for a small standalone visit is generally from around £150 + VAT. As a guide, small visits often fall in the £150-£300 + VAT range, depending on location, access and the type of work. Where possible, it is more cost-effective to combine several small items into one visit.
How much does waste removal cost?
For many renovation projects, waste removal is typically around £200-£650 + VAT, depending on volume, weight and access. Where a skip is more suitable, a guide allowance is around £350-£600 + VAT, but local permit and parking conditions can affect this.
Are your prices inclusive of VAT?
Unless clearly stated otherwise, the guide prices on this page exclude VAT. Your written quotation will show the VAT and total payable for the agreed work.
Kitchen Renovations
Do you install kitchens from Howdens, Wren, Magnet, DIY Kitchens or other suppliers?
Yes. We work with kitchens from major UK suppliers and can install client-supplied kitchens where the plan and components are suitable. We are also familiar with coordinating deliveries, missing parts and final adjustments during installation.
Can you remove my old kitchen?
Yes. Kitchen strip-out can be included in the quotation, together with disconnection, waste removal and preparation of the room for the new installation.
Can you move appliances or change the kitchen layout?
Usually, yes. Moving sinks, dishwashers, washing machines, ovens or hobs may require plumbing, electrical or gas work. We assess the existing services before confirming the final scope.
Can you install induction hobs and new oven circuits?
Yes, subject to the existing electrical installation and available capacity. Electrical work that requires certification is completed by a suitably qualified electrician.
Can you install a gas hob?
Yes, where appropriate. Gas work is carried out by a Gas Safe registered engineer and any required certification is handled as part of the agreed scope.
Can you install compact laminate or specialist worktops?
Yes. We can install compact laminate and other worktop systems when the product is suitable for site fabrication. For more complex materials, factory pre-cutting or specialist fabrication may be recommended.
Can you fit a Belfast sink?
Yes. Belfast sinks usually require cabinet modification, accurate worktop cutting, plumbing changes and careful sealing. We include these items in the scope where required.
Do you tile kitchen walls and splashbacks?
Yes. We can prepare walls, tile splashbacks or full kitchen walls, grout, silicone and complete the finishing details after the kitchen installation.
Can you fit under-cabinet lighting?
Yes. We can install modern LED under-cabinet lighting, usually using low-voltage systems where appropriate. The exact design depends on the kitchen layout and available electrical supply.
How long does a kitchen renovation take?
A straightforward kitchen replacement may take around one to two weeks, while a full renovation with electrical, plumbing, tiling, flooring and decorating can take longer. We provide a project-specific programme once the scope is agreed.
Bathroom Renovations
Do you carry out complete bathroom refurbishments?
Yes. We can manage strip-out, plumbing, drainage, electrical work, plastering or boarding, waterproofing, tiling, sanitaryware installation, ventilation and final decorating.
Can you change the bathroom layout?
Yes, where the drainage and structure allow it. Moving a WC, shower, bath or basin can significantly affect the scope, so we inspect the existing pipework before confirming the layout.
Can you move a bathroom to another room?
Potentially, yes. Bathroom relocation is more involved than a normal refurbishment because drainage routes, falls, ventilation and building constraints must all be checked. We normally price this in stages after a site inspection.
Can you install a shower over a bath?
Yes. We can install the bath, shower valve or riser, screen, tiling and waterproofing required for a practical shower-over-bath arrangement.
Can you install bathroom extractor fans?
Yes. We can replace or upgrade bathroom fans and can specify timer or humidity-controlled models where appropriate. The duct route and electrical supply are checked before installation.
Do you waterproof shower areas?
Yes. Wet areas should be prepared with an appropriate waterproofing system before tiling. The exact method depends on the substrate, shower type and manufacturer’s requirements.
Can you install large-format tiles?
Yes. Large-format tiles require flatter backgrounds, suitable adhesive and careful setting-out. Additional preparation may be needed compared with standard tiles.
Can you add bathroom storage or built-in shelves?
Yes. We can build practical storage, niches, shelves or cupboards as part of the bathroom design, including boxing-in where services need to remain accessible.
Can you replace a bath with a shower?
Usually, yes. We check drainage position, floor construction, waterproofing and available space before recommending the best shower arrangement.
How long does a bathroom renovation take?
A standard full bathroom refurbishment commonly takes around two to three weeks, depending on drying times, tile specification and the amount of plumbing or structural alteration. More complex relocations can take longer.
Decorating, Plastering & Finishing
Do you provide full decorating services?
Yes. We can prepare and paint walls, ceilings, woodwork, doors, skirting and architraves. The amount of preparation is assessed separately because it has a major effect on the final finish.
Do you repair walls before painting?
Yes. We can fill cracks and defects, repair local plaster damage, sand surfaces and carry out preparation before decorating. Larger plastering repairs are included where required.
Can you remove wallpaper?
Yes. Wallpaper removal can be included, followed by preparation of the surface for paint or new wallcovering. Older walls may need additional filling or lining after the paper is removed.
Can you plaster ceilings or replace damaged ceilings?
Yes. Depending on the condition, we can repair, overboard, replace or plaster ceilings. We will recommend the most practical option after inspection.
Do you paint new plaster?
Yes. New plaster is allowed to dry before the correct mist-coat and finishing system is applied. Drying time is built into the programme rather than rushed.
Can you paint kitchen cabinets?
Yes, where the existing doors and finish are suitable. Cabinet painting requires thorough preparation and the right coating system, so it is priced differently from normal wall painting.
Can you fit coving, picture rails and decorative mouldings?
Yes. We can install coving, picture rails, dado rails and similar finishing details, including making good and painting afterwards.
Do you carry out snagging and final touch-ups?
Yes. Larger projects include a final snagging stage so that agreed defects or finishing items can be checked and completed before handover.
Flooring, Carpentry & Doors
Do you install laminate and LVT flooring?
Yes. We install laminate and LVT systems where the subfloor is suitable. Preparation, levelling and acoustic requirements are checked before installation.
Can you prepare an uneven floor before LVT?
Yes. LVT needs a stable, smooth substrate. We can assess whether the floor requires local repairs, levelling compound, boarding or another preparation method before the finish is installed.
Do you fit skirting boards and architraves?
Yes. We can replace or install skirting and architraves in standard or more decorative profiles, then prepare and paint them as part of the finishing works.
Can you fit internal doors?
Yes. We fit standard internal doors, frames, linings, hinges, latches, handles and architraves. Existing openings are checked because older properties are often not perfectly square.
Can you fit fire doors?
Yes, when the required specification is clear. Fire-door work must use compatible door sets, frames, hinges, seals and ironmongery, and the surrounding opening may also need alteration or making good.
Can you fit bi-fold internal doors?
Yes. Internal bi-fold doors can be a useful option where swing space is limited. We check the opening size and the manufacturer’s trimming limits before ordering or fitting.
Can you build cupboards or simple fitted storage?
Yes. We can create practical cupboards, shelves and built-in storage as part of a renovation. Bespoke joinery is priced according to the design, materials and finish required.
Plumbing, Electrical & Gas
Do you carry out plumbing work?
Yes. Plumbing associated with kitchens, bathrooms, radiators and general renovation work can be included in the project scope. Major specialist works are coordinated with the appropriate tradesperson where required.
Can you replace or move radiators?
Yes. We can arrange disconnection, removal, repositioning or replacement of radiators, including returning to refit them after decorating where the programme requires it.
Do you carry out electrical work?
Yes. Electrical alterations can be included as part of a renovation. Work that requires inspection, testing or certification is completed by a suitably qualified electrician.
Can you provide electrical certificates?
Where certification is required for the work, this can be arranged through our qualified electrical contractor. The exact certificate depends on the type and extent of the electrical work.
Do you arrange Gas Safe work?
Yes. Gas work, such as gas-hob alterations, is carried out by a Gas Safe registered engineer. Gas work is not undertaken by unregistered tradespeople.
Can you upgrade lighting during a renovation?
Yes. We can update ceiling lights, spotlights, under-cabinet lighting and bathroom lighting as part of the project, subject to the electrical installation and room requirements.
Project Process, Scheduling & Site Management
What happens after I contact you?
We first review the basic scope, location and timing. For suitable projects, we arrange a site visit or request the information needed to understand the job properly before preparing a quotation.
What information should I send before a site visit?
Photos, the property postcode, a short description of the work, any drawings or kitchen/bathroom plans and your preferred timing are all useful. The more complete the information, the more productive the first discussion will be.
How far in advance should I book?
Availability changes through the year, so larger projects are best discussed as early as possible. Once a start date is agreed, we confirm the programme based on the scope and any key deliveries.
What are your normal working hours?
Our normal working day is approximately 8:00-16:30, Monday to Friday. In flats or managed buildings, we follow any permitted working-hour restrictions and may start noisy work later where required.
Can you work while I am away?
Yes, many clients prefer renovation work to take place while they are away. We agree access, keys, communication and any decisions that may arise before the client leaves.
How do you deal with changes during the job?
If the client requests additional work, or if concealed conditions require a change, we explain the issue and the likely cost before proceeding wherever practical. This keeps variations separate from the original agreed scope.
How do you handle delays or missing materials?
We try to identify key lead times before the start, but supplier delays can still happen. Where possible, we resequence work so progress can continue rather than stopping the whole project.
Flats, Leasehold, Waste & Practical Details
Can you work in leasehold flats?
Yes. We have experience working in leasehold and managed flats where approvals, access rules, working hours and protection of communal areas need to be considered.
Can you help with building-management requirements?
We can provide the practical contractor information normally requested, such as insurance details and scope information. Formal approvals remain the responsibility of the property owner unless specifically agreed otherwise.
Do you protect floors and communal areas?
Yes. We use appropriate protection in the work area and take reasonable steps to protect access routes. Managed buildings may require additional protection measures, which can be included in the quote.
Do you remove renovation waste?
Yes. Waste removal can be included in the project. Depending on the amount and the property access, we may use a licensed waste collection service or a skip.
Can I stay in the property during the renovation?
Sometimes, but it depends on the scope. A single-room project may be manageable while occupied, whereas a full kitchen, bathroom or multi-room refurbishment is often faster and less disruptive when the relevant areas are cleared and not in daily use.
Planning, Materials & Handover
How should I prepare my home before renovation work starts?
Clear the agreed work areas and access routes, remove fragile or valuable items and identify anything that needs to remain accessible. Before the start, discuss furniture, parking, deliveries, keys and any arrangements for children or pets.
Should I buy materials before the quotation is agreed?
It is best to confirm the scope, dimensions and product requirements first. Buying too early can lead to unsuitable fittings, missing components or storage problems. Check the delivery programme and who is responsible for ordering each item before placing orders.
Can I supply my own tiles, fittings and other materials?
Client-supplied products can be considered as part of the agreed scope. Confirm suitability, quantities, delivery dates and any specialist installation requirements before ordering. The quotation should make clear who is responsible for missing parts, returns and replacement products.
How can I keep the renovation within my budget?
Start with a clear list of essential work and optional improvements. Keeping existing layouts where practical, choosing finishes early and agreeing the scope before work begins can help control costs. Discuss separate prices for optional items so you can decide what to include.
Should I allow an extra budget for unexpected work?
Yes. Hidden damage, uneven backgrounds or older services may only become visible after strip-out. Keep a separate contingency suited to the age, condition and scope of the property. This is a reserve in your budget, not an automatic addition to the agreed quotation.
How are deposits and stage payments arranged?
Ask for the payment schedule to be included in the written quotation or agreement before accepting it. It should set out any deposit, stage payments and final balance, together with when each payment becomes due. The arrangements depend on the size and scope of the project.
Will I be without water, electricity or cooking facilities?
Temporary interruptions may be necessary when services are disconnected or altered. A kitchen or bathroom may also be unavailable during parts of the work. Discuss essential facilities and likely interruptions before the programme is agreed, especially if you plan to stay in the property.
What should I check at the end of the renovation?
Walk through the completed work against the agreed scope and record any outstanding finishing items. Confirm how those items will be resolved and collect relevant certificates, product instructions and care information where applicable. Keep the final quotation, agreed variations and handover documents together.
